|Recommended: YesGreat for Students — Grain of salt here as I am reviewing after only 1 week of moving in. The grounds and community are fantastic. This is mostly our reason for moving here. Its very quiet and incredibly well kept in a beautiful neighborhood. The amenities are fantastic. The units themselves are quite old on the inside or at least ours is . Cabinet lamination is falling apart, stove and dishwasher are old, shelves are sagging, and all drawers not on rollers so they're very stiff. The laminate floor is rippling and somewhat uneven, and the carpets are itchy but all of these things minor. The space is more than livable, just very bare bones and not updated whatsoever. The Door app use is very convenient. Front office staff have been very nice and communicative. We have had several move-in work orders placed with scheduled times for maintenance to come by but they have not yet showed up during the scheduled window. Hoping this improves in the future.
|Recommended: YesLove it here — We have only been here a month, but in that time, everything has been amazing We regret not moving here earlier. In my research, I came across some reviews mentioning high energy bills, but our first bill was reasonable for a Davis summer.
1. Transparency about rent fees and move-in procedures. 2. Despite most people having families pets, the property is sooo quiet 3. The grounds are beautifully maintained and walkable, but there are also city dog parks close by. 4. Communication about necessary maintenance has been clear and prompt. 5. All staff have been super friendly

|Recommended: YesLOVE living here — I absolutely LOVE living at Portage Bay Apartments The staff are so friendly, kind and do an amazing job of keeping our community in tip top shape. I enjoy all the amenities that are offered as well as the quiet, calm environment. I feel very safe any time of the day or night and parking is never an issue

|Recommended: YesI recently had the pleasure of living at these apartments, and I must say that my experience was nothing short of exceptional. The amenities were top-notch, and the community atmosphere was fantastic.
Firstly, I absolutely loved the gym and pool on the property. They were well-maintained and provided a great opportunity to stay active and relax. Additionally, the area to grill was perfect for hosting barbecues and enjoying the beautiful weather.
The apartments themselves were also quite impressive. They had been recently updated with nice features like smart thermostats, which made living there both comfortable and convenient. I also appreciated the location, which was close to West Manor Park and provided easy access to activities like tennis and basketball.
The maintenance team was friendly and quick to respond to any requests I had, and the staff overall was fantastic. They even offered fun movie nights and holiday-themed events, which made the community feel like a real home.
|Recommended: YesGreat place to live, would only hope for better construction — Perfect amount of space, great amenities and very helpful staff inside and out. Building is older and the structural damage is only fixed by painting over - could really be updated, but it’s still completely habitable. Absolutely love the layout of the unit and the convenience of parking. Would totally recommend to friends
|Recommended: YesThis is a great place to live — I highly recommend people to live here. The environment is beautiful and the facilities are fabulous. The managers is very responsible when handling complaints.
|Recommended: NoNot Worth the Money — Do not live here. It looks pretty from the outside, but the ceilings and walls are paper thin, there's never parking and you as a resident have to pay to park in your own parking lot which is ludicrous , and management doesn't care. They make you pay an amenity fee so overall you end up paying a lot more than they initially tell you about. And it is not worth it. We have super loud neighbors and have brought it up to management several times. Each time they've responded with a very lackluster that's just part of having neighbors part of living in an apartment. Such a condescending, dismissive, and unhelpful response.

|Recommended: YesLovely Property, ok apartments — The complex is lovely, has nice people and very helpful management, but the apartment layouts themselves are a bit odd and could be better. Very small kitchen but very large bedrooms and closets, Nest thermostat and airconditioning are nice, but we were disappointed there was no microwave. The gym and pool are very nice and the external property looks great, but the apartments themselves could be better.
